  • Concept and challenges: The Hodge sector development plan aims to create an extension of the existing district. The project is part of a concerted vision with the borough and various developers reunited to reflect on a real estate development promoting connections between the new and the existing. The team of professionals has put its energy on listing strategies that would help in creating a gradual and thoughtful densification of the neighborhood, which includes a variety of residential typologies. Firstly, for the project to succeed, a network of diversified street patterns to open up the sector and transform it in a living environment accessible to all and by all modes of transport needs to be put in place. Secondly, the group rises the importance for a central esplanade to engange the residents in a place of convergence weaving a strong link between the project and the existing district. Thirdly, a mix of public green spaces will help in soothing the different transitions, including a neighborhood park whose layout will allow multiple activities to be held, a school park including a sports field, as well as a landscape space marking the transition between the urbanity of the esplanade and the natural landscape bordering the railway. Due to new residential developments, the arrival of REM stations as well as both the existing and soon-to-be local demand, a new primary school will be built, in conjunction with the district school board.Thus the variety of housing complexes planned for the district and their collective support will contribute in the common objective of creating a community with a strong sense of social mixity.
